Project Manager
Position Summary
The Project Manager 1 is responsible for end-to-end management of assigned construction projects, including leadership of the project team and overall project performance. This role partners closely with the Superintendent as a co-leader to ensure successful execution across schedule, budget, quality, and safety.
The PM1 serves as the primary point of contact for clients, trade partners, and vendors, while maintaining full ownership of project financials, risk management, and reporting. This individual is a proactive communicator, strategic planner, and effective leader capable of managing multiple projects concurrently (typically 3–5 projects totaling $20M–$40M).
Reporting Structure
- Reports to: Operations Manager or Director of Construction
- Collaborates with: Project teams (APMs, Engineers, Coordinators, Admins, Accounting), Superintendents, and internal departments including Risk, Preconstruction, Finance, HR, and Business Development
Key Responsibilities
1. Team Leadership & Client Management
- Lead and coordinate project team activities to ensure successful delivery
- Establish clear project goals with owners and design partners and align the team to achieve them
- Serve as primary client contact; manage expectations around scope, schedule, budget, and quality
- Facilitate regular project meetings (internal and OAC) and ensure accountability on deliverables
- Mentor and develop Assistant Project Managers and Project Engineers
- Partner closely with the Superintendent to address challenges and drive execution
2. Project Execution
- Champion and enforce safety standards across all projects
- Oversee core project processes including RFIs, submittals, document control, and issue resolution
- Partner with the Superintendent to develop, maintain, and update project schedules
- Ensure projects meet defined quality standards and contractual requirements
3. Financial Management
- Review estimates and align execution with budget and profit goals
- Monitor project costs, identify risks, and drive corrective actions
- Manage change orders to protect schedule and cash flow
- Approve invoices and oversee timely billing to clients
- Ensure accurate and complete monthly project billing
4. Contracts & Risk Management
- Review owner contracts to understand obligations and identify risks
- Negotiate and execute subcontracts to support budget and profitability
- Define and manage scopes of work for all trade partners
- Proactively identify and communicate project risks and mitigation strategies
5. Reporting & Forecasting
- Provide weekly updates on project health and status
- Perform monthly financial forecasting and profitability analysis
- Report on procurement, buyout status, and key project milestones
Qualifications
Experience & Education
- 5–8 years of commercial construction experience
- Minimum 2 years in a Project Manager role with a general contractor
- Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)
- Strong knowledge of construction processes (RFIs, submittals, change orders, scheduling)
- Experience with estimating and bidding
Technical Skills
- Proficiency in Microsoft Office (Excel required; Project/P6 preferred)
- Experience with Procore (preferred)
- OSHA 30 certification (preferred)

Working Conditions
- Office-based with frequent jobsite visits
- Travel up to 50%+ as required
- Work in both indoor office environments and outdoor construction sites (including varying weather conditions)
- Physical activity may include walking uneven terrain on active job sites
